Building control process for private clients

The Building Safety Act 2022 achieved Royal Assent on 28th April 2022 with implementation dates for certain elements up to 2 years after that date. All of the elements are now in force.
The Building Control process in the UK requires identification of the Principal Designer and the Principal Contractor at the time the Building Control Approved Inspector is appointed.
For private clients, this means that either the contractor takes on both the Principal Designer and the Principal Contractor roles, or just the Principal Contractor role.
Where the contractor doesn’t take on the Principal Designer role, a suitably experienced firm or person will need to be appointed to take on the role. MB Architecture are a suitably experienced firm who carry out the Principal Designer role on many projects, both big and small.
During the course of the works we will visit the project at agreed stages, to be satisfied that the works are being carried out in accordance with the approved drawings and specifications.
At the end of the project the Principal Contractor, the Principal Designer and the Client will, as long as they are happy with the compliance of the contract works, then sign the duty holder declaration form. The building control inspector will then issue their Final Certificate which will confirm that the works have been completed in accordance with the approved plans lodged at the time of the plan check (subject to any agreed changes during the project).
